Black Point is truly unique among Oahu’s numerous and diverse neighborhoods. The small prestigious community began taking shape in the mid 1900s on a lava flow of alkalic basalt that erupted from the lower eastern flank of Diamond Head a half million years ago. Accessed by Black Point Road, a spur road with no through traffic extending from Kahala Avenue to the coast, this enclave neighborhood between Diamond Head and Kahala has its own distinct character. Modern structures stand side-by-side with classic “old Hawaii” style homes built by kamaaina families, many with their original architecture intact and remodeled many times over the years. Approximately 40 properties are located within the gated, lower portion of Black Point.

Located on a 13,000 square foot lot on Puu Eleele, Hawaiian for “black hill,” this gated estate is one of the neighborhood’s landmark properties.
Architect’s Design Statement
Contemporary Mediterranean in concept, this Black Point home spans lengthwise across the manicured grounds. Strict design guidelines limited the structure to one story to avoid obstructing views from the residential lots above. This prompted a linear configuration with a rear retaining wall and tiered levels for the site, as well as creative programming to accommodate family functionality, entertaining, and privacy. The stoic nature of the retaining wall is contrasted by the soft, semicircular shapes on the Makai side mimicking the natural topography of the shoreline and allowing for unobstructed inside panoramic ocean views. The undulating plan with a strong and deep exterior soffit design provides a commanding and comfortable retreat from the strong morning sun.
Located off a private road, the driveway slopes down below the view plane of the home and wraps around to the far end of the property. This allowed utility spaces to be grouped together with sound buffered by the rock wall sand natural vegetation. The entry, kitchen, living and dining areas plus a recreation room were centrally located to take full advantage of the southeastern exposure and views. The open kitchen with its ample storage is well suited for everyday activities from daily meal prep and casual gatherings to catered events for formal entertaining. The dining room showcases a panoramic view of the ocean.
The private zone is located on the northern end of the estate. Natural ventilation, sunlight, and views were incorporated into each of the bedroom/bath suites through strategically placed windows and skylights. The master suite experiences the early morning sunrise each day and an unobstructed ocean view.
